How do you want to live when you get older and need help?
The fact that more elderly people are living longer is a desired development and an important public health goal. Today's and tomorrow's seniors will live more healthy and active years. As a group, the elderly population is highly diverse in terms of age range, housing and location, life situation, health condition, education, work, and finances. The group spans from people in their 60s and 70s who are still active and employed, to the oldest seniors, most of whom will experience an increasing need for help and care. The public health challenge is how society and individuals can facilitate as many people as possible experiencing more years of functional health, thereby ensuring sustainable welfare development in the years to come. This involves early intervention and adaptation through housing planning, health-promoting and activity-friendly local environments with meeting places that counteract social isolation and loneliness.

Target Group: Seniors 50+
• Kokoon PRIME LIVING is a housing concept for seniors with and without medical needs. The residential complexes will consist of private apartments tailored to a mature target group. Within the same building, there will be various facilities such as a restaurant, gym, laundry room, common room, and activity rooms, etc. The housing concept will also offer health and care services, including a doctor's office with an associated lab and short-term inpatient beds.
• All residential units will be equipped with state-of-the-art health technology, including fall alarms, and an alarm center located in the same building. The alarm center will be staffed 24 hours a day by a medical nurse.
Although many seniors today require medical follow-up, they are only getting younger in spirit. The next generations of seniors will place higher demands on elderly care and will have a greater need for activity and socialization. Kokoon PRIME LIVING aims to plan for a lifestyle that meets various needs and enhances quality of life in this phase of life. Therefore, the residential complexes will include various facilities, giving residents the opportunity to take advantage of different offers and services. Kokoon seeks to help prevent physical and mental challenges by offering an active community for everyone who purchases a home in Kokoon PRIME LIVING.

• A shared restaurant in the building will be open for breakfast and dinner service. Kokoon PRIME LIVING will have its own food concept, tailored to the target group. The offering will consist of a seasonal and varied diet with locally sourced ingredients and sustainable food consumption. The service is intended to feel like a premium offering when purchasing a senior home in Kokoon.
• All residents will have the opportunity to customize the service according to their needs. Some will use it for all meals, while others may use it a couple of times a month. The restaurant will function like a hotel restaurant, with set hours for breakfast and dinner service.
• A modern fitness facility will be one of many services Kokoon offers its residents. The service will include exercise equipment for individual training, personal trainers, and group classes. The gym will primarily be located on the ground floor, where others in the same target group can also use the facility.
• A cohesive and consistent interior design concept will characterize the gym, with surroundings that encourage and motivate physical activity in a community setting.
• In addition to fitness facilities, the building will include areas reserved for beauty and wellness services, such as a small hair salon operated by appointment, as well as rooms for foot care, physiotherapy, etc.
• Kokoon PRIME LIVING will offer healthcare services in the same building as the private apartments. There will be a doctor's office with an associated lab, a medical nurse on duty 24hours a day, and all apartments will be equipped with fall alarms connected to an alarm center in the building.
• The service will be available to all residents. The healthcare service will aim to prevent, diagnose, and treat illness, provide care and support, rehabilitate, and assist residents in recovering from illness and injury.
• Health facilities will primarily be planned on the ground floor of all residential complexes. The size and layout may vary depending on the project's scale and location. All complexes will offer health and care services.
• In principle, the inpatient unit will accommodate 10% of the number of residents. The unit will function as a short-term department, with stays limited in duration, ranging from one day to a few weeks. All rooms will be planned with private bathrooms. Municipalities will be able to rent available bed spaces when capacity allows.
• In addition to the doctor's office and lab, there will be a reception and waiting area, as well as a common area for patients and visitors. Accessible restrooms (HCWC) will be available in the waiting area.

• Kokoon PRIME LIVING will offer apartments tailored to a mature target group. All units are universally designed and adapted, regardless of health conditions. The units will be equipped with modern health technology to make daily life easier and safer.
• Additionally, all apartments will feature carefully selected products and materials that meet various requirements for durability and hygiene while feeling exclusive and timeless.
• Four different apartment sizes are planned to cater to a broader target group. The apartments will range from 50-150 m² and include 1-3 bedrooms.
